RJS asbestos surveys are fully insured and conducted by BOHS P402 certified asbestos surveyors, conducting assessments throughout London, Surrey, Sussex, Hampshire and the rest of the UK.
We carry out Asbestos Management Surveys and Refurbishment/Demolition Surveys in accordance with HSG264 Asbestos: The Survey Guide (2012) and HSG248 Asbestos: The Analysts' Guide for Sampling, Analysis and Clearance Procedures.
The asbestos management survey provides information on any asbestos identified, its condition and how it should be managed, i.e. labelled, encapsulated or removed.
This survey then forms part of your Asbestos Register in compliance with Regulation 4 of the Control of Asbestos Regulations 2012 (CAR 2012). Regulation 4 states that landlords or duty holders have the responsibility to manage asbestos containing materials (ACMs).
Duty to Manage
Although the Control of Asbestos Regulations (CAR) 2012 cover only non-domestic premises, such as commercial, retail or industrial sites like factories, warehouses, offices, hospitals and educational establishments you may have a similar duty under the Health & Safety at Work regulations for premises such as flats where there are common areas, for example foyers, hallways, lifts and stairways, but not for the flats themselves.

In practice your Duty to Manage means that you must have identified any asbestos in the property that is likely to be disturbed during normal occupation or maintenance. The most effective way to accomplish this is to have an asbestos survey conducted by a qualified asbestos surveyor. You also have a duty to monitor the condition of any asbestos containing materials (ACMs) that are found to ensure that they do not deteriorate and start to release fibres. Although the regulations state only that the materials be inspected "regularly" we recommend that you have a yearly Re-Inspection Survey carried out. Obviously we are happy to arrange a re-inspection for you.
